CMBS provides 5- to 10-year fixed-rate, non-recourse financing up to 75% LTV with 25- to 30-year amortization. Borrowers benefit from higher leverage than most balance-sheet bank programs, no personal guarantees (with bad-boy carve-outs), assumability, and the ability to size to a property's in-place cash flow rather than the sponsor's net worth.

Typical CMBS executions price between 5.5% and 7.5%, indexed to the 10-year Treasury plus a credit spread. We use a competitive process across multiple conduits to optimize spread, IO period, defeasance vs. yield maintenance, and reserve structures.
